Flood Considerations Every Real Estate Buyer & Seller Should Know

(POOLER, GA) The Pooler Chamber of Commerce and Visitor Bureau Inc. announces the May Lunch and Learn meeting will feature a presentation from Dana Stevens, account executive with Stevens Hale & Associates, accompanied by Fred W. McGinty, Sr., of McGinty Gordon & Associates, on Tuesday, May 19 from 11:30 a.m. to 1 p.m. at the Crosswinds Golf Club, located at 232 James B. Blackburn Drive. The speech will discuss new regulations and flood considerations for real estate buyers and sellers.

About one million of the more than 5 million federal flood insurance policyholders in the U.S. are being hit with increased costs when they go to renew their policies. The premium increases range from 15 to 18 percent on average for primary residences and up to 25 percent for secondary homes or properties that have suffered repetitive losses. The rules that spurred these increases went into effect this Spring.

The featured speaker for the event will be Dana Stevens, account executive with Stevens Hale & Associates, accompanied by Fred W. McGinty, Sr., of McGinty Gordon & Associates in Brunswick, Ga. Stevens Hale & Associates is a Savannah insurance agency representing with more than 100 years of combined industry experience, and which maintains large brokerage ability with local ownership and decision-making. McGinty’s firm was recognized as Flood Insurance Agency of the year in 2008 by the National Flood Insurance Program.

“There are new procedures for properties that have been newly mapped into the Special Flood Hazard Area and existing Preferred Risk Policy Eligibility Extension policies,” said Stevens. “There are also changes in how subsidized structures that have been substantially improved are rated.”

Stevens and McGinty will address these and other changes resulting from the implementation of the Homeowner Flood Insurance Affordability Act (HFIAA) passed by Congress in 2014 and the continued implementation of its predecessor reform law, Biggert-Waters 2012 legislation (BW-12), during the presentation.
